Churches are a complex special purpose or limited market property with a number of unique value-influencing physical and functional characteristics.

Religious facilities are difficult to adapt to more conventional uses (retail, office, residential, etc.) and are rarely sold.  Religious facility appraisals employ the cost approach and/or sales comparison approach. The income approach is rarely applied because these properties are not constructed to be rented/ leased or held as an investment.
